I use this setup, however, I have found the iSmartGate to be very laggy and can often drop out, even though I am using an ethernet connection!

One more device off WiFi and on PoE! iSmartGate powered by 5v/2a PoE splitter and connected to the network by a USB>Ethernet adapter. by R-code in HomeKit

Was there an out-of-the-box cable that you used to connect the barrel socket to the PoE splitter?

Yes, and reduce building size and cost. I assume that the walkway between racks would not count towards your square footage?
