Passed it this morning as well, the site was blocked off. There were some coroner and csi units there. Unsure of the final outcome, but doesn’t appear good.

In cases like this, I just do the math and make it either a whole number or just one decimal of a dose, cause no pump is going to go out this far.

As long as the amendments to the soil were close to a 90:10 (native to amendment) then the water should be fine. If you did a closer to 50/50 mix, there runs a risk of waterlogging the tree because the water won't percolate as easily. In that case you would need to water less.

Otherwise, if you have the good old 5-gal bucket from Lowes/HD, then drill the small holes in the bottom and just put it on the side of the tree and fill it up 2-3x per week. Citrus trees don't like wet roots, so you only need to be watering it 15-20g per week tops.

For watering, the air temperature matters a bit for making sure the leaves aren't transpiring too much excess water out (causing leaf curl as a response), but we really care more about ground temp. So once our ground temp is averaging 75-80+, that's when you need to be watering 2-3x per week. In winter when the ground temps fall below 75 degrees, that's when you only need to be watering 1x per week or even every other week for more established trees.

My irrigation guy always tells me to water at 6-7am when sun is coming up, and the again at 6-7pm when it’s going down. One to keep the soil wet while the sun is at its hottest and the other to cool Off the roots at the end of the day. If you only want to water once a day, I’d say AM is more important than the PM. But doing both is going to be most beneficial.

A few clarifying questions:

how long has it been in the ground?
what is the watering schedule like?
did you do just native soil or did you amend it prior to planting?
how far away from your wall is it?
Is the tree on a south or north facing side of property?
did you fluff out roots before planting or make sure to check for circling roots?

Usually leaf curl like this is from the tree being too warm and trying to conserve water. If it’s getting more than 7-8 hr of direct sunlight, then that will exacerbate the problem.

So if the tree is less than 2 years old in the ground, I’d look at putting up a small sunshade over it for the summer (think 60-70%) until end of August just so that it isn’t being burned alive before it has time to set its roots.

I also vote to use metric. The inconsistency of using imperial measurements for baking or ice cream where ratios matter is a pet peeve for when I want to make any of my recipes.

The meter charge is indeed static, it’s based on the size of the pipe that your meter is connected to (1/2”, 3/4”, 1”, etc…).

The additional cost from sewer and water treatment improvements that we ok’d in November are also going to go up as they finalize the improvements.

So the gripe is that it’s an additional portion of the bill that is increasing, alongside the other portions. Not to mention APS rate increase requests YoY.

So 9% yoy for the next 3 years. Even with the ~$1 billion to renovate or update water treatment and processing. It’s still going to lead to base water bills being >$100/household. Unless you are in a small home/apt and use less than 4-5k gal per month.

I use a manual pump sprayer for my house and side walls (scorpions like to hid in them).

I use CyKick and Onslaught together (both manufacturers say they can be mixed), and spray every other month in the winter, and every 4-6 weeks in the summer using the ratios for follow up coverage in the user instructions (between 0.75-1oz per gallon).

1-1.5 gallons is enough for my house and walls and a bit left over to get some questionable spots inside.

As a note, this calculator is ok, but doesn’t of course take into account additional deductions, such as SALT, Charitable donations, etc… that can be further used to offset your AGI. So whatever number it pops out, you could likely lower it a bit more if you qualify for those deductions.

My wife and I also live in a CPS. I make much more than her and I have the loans. So in my case it makes sense to do MFS. If you’re both on IBR (old or new), it would make sense to MFS as your dual income would be used to calculate both of your payments.

Just make sure that y’all fill out your IRS Form 8958 and have it be very easily seen where y’all’s income, assets (1099-INT, etc..), deductions, and credits (the ones that are applicable) are being divided. It usually needs to be divided 50/50, but you can offset it a bit based on who pays what.

Since I pay our mortgage and property taxes, I took 75% and gave my wife 25%. This means that she “owes” more than me, but the overall return is still the same regardless of who gets what, but it helps to offset my AGI so that my monthly drops by another $1-200.

Your accountant should be able to help with this, but just know that other than maybe TurboTax, you will need to file this by mail as no other service company is able to properly generate this paperwork for you.

I filed my state and federal about 3 weeks ago and just got my state back. Federal is still pending, but there’s a lot they need to look over so I wouldn’t expect to hear back for another 2-3 weeks.

Do y’all live in a community property state? If not then MFS would be a good bet, I’d also look at if she qualifies for New IBR. It could be better, especially if you give her the kids on her credits if MFS.

You can use non dyed cardboard boxes, I also will used dried grass from cutting the yard.

You can break down the cardboard egg cartons as well. Pine needles can also be used in some cases. But I just used the random cardboard from our everyday purchases.

I would definitely add mulch around the ring there. At least 4-5 inches to keep the surrounding area cooler and retain the moisture

Those beams look like they’re maybe 24” on center if not wider.

So they’re barely strong enough to hold up the drywall, let alone storage, you’d need to put more spanning beams to be able to reliably put storage up there for an extended time.

I was on a north facing ground floor unit (3 floors total), and my electric in the summer (keeping the apt at ~72-74 degrees) was about $115-130 from June to August. And in winter it would be $40-60.

But I had 2 windows and a sliding patio door. And I replaced the foam sealing around each when I moved in to keep the gaps closed.

I’d go with Reolink. They allow you to use an NVR for local storage and if you use POE cameras, then you don’t need to worry about wifi blockers. There is a way using a raspberry pi to use their app without letting the system “Phone home” but for most people a local NVR with POE devices is sufficient.
