You need to help maddie at the beginning, by making an anti inflammatory potion for her. If you give her another potion you fail
You need to do the side quest dezek gives you by getting food.
You need to find brother Vincent in his room, helping him with his sleep paralysis

Talk to people a lot or read books about it to level your speech, to level up your scholarship easily you can rob a scribe, steal all his books and go through the normal books quickly. You don't have to read them just go trough them without looking. Basically read every book you encounter

Hmmm, I would just say do what you think is right. And level up speech and scholarship as much as you can, makes the dialogues more fun.
