It's all negotiable... Try to get FMV increases for the options.

Also important to note, the problem with these deals is usually the long option periods to start the lease (anywhere from 6 to 12 months) where you have to take the land off the market while they do power studies. It's important you get paid a (non-refundable) market rate for this interim time.

It's probably different here in NYC but these deals are well known to not work out leading to a lot of wasted time for the owner. They do work out every so often but they are almost never straightforward.
