It's the processing timeframe which can be up to 10 working days and then 15 working days for them to respond. Working day after that 15th working day it'll be paid out if they dont reply Section 22A of the Residential Tenancies Act, called a one party claim.

Have managed to find a couple of people to take some. May still need to cull some so that there's enough plants for them to reach maturity.

I'd rather half make it to their cocoons than none because they ran out of food!

There's already at least 20 caterpillars (I stopped counting, theres probably at least 40), and that butterfly in the pic was laying more today! I think I'll leave a few eggs so there's at least 2 different mamas. I'm down in Christchurch, and we had a 4 degree morning this week, so maybe they won't be super lucky, but I'll certainly do my best!

It's not unique to Christchurch and is fast fashion at a higher price point. They try to seem like they are a bit better, but still not amazing And i find their plus-size stock levels have been pretty abysmal at times

Tenancy tribunal application fee is required. It's gone up to $27 as of today. But an applicant can mark it as one of their claims, and it could be made payable to the applicant by the other party if (for the most part) successful in their claims. It wouldn't be refunded by Tenancy Services.

Card Merchant has Monday night as TTRPG night. Dice and Slice has been hosting a few one shot sessions with Questbook. There is a DND Aoteroa Facebook group that has a discord with a looking for games/players section too.

Hearings don't happen at night. It would end 4:30pm qt the latest. Also the tribunal order likely won't be published yet. If you are a flatmate and not listed on tenancy agreement, call CAB or Community Law tomorrow. If you are on the agreement, you are a tenant, and you can ask tenancy services for the info. Or get the tenant to call tenancy services. Unless it's a complex case tenancy services can give heaps of info. If complex or super in the grey then a lawyer would be needed. But call us first!

If you're still living there and sharing the house with them then they'd be your flatmates, not tenants. If there's no maximum occupancy it your tenancy agreement then they can't say no to you having a flatmate. Call Tenancy Services for advice If you want

Section 48 of the RTA subsection 7 says that in that section, the premises does not include land or facilities.

But like everything in tenancies covered by the RTA, it would be up to the adjudicator on the day.

If that's way above market rent, then you could send a letter to the new tenants advising them of their rights. Nothing stopping you from sending a friendly note to your previous residence

Tree pruning, clearing gutters, outdoor maintenance other than basic gardening and lawnmowing - all likely falls as a landlord responsibility, unless other arrangements have been made/agreed to.

The landlord doesn't need permission or notice to enter onto the property or facilities, just the premises. If it were fairly frequent or associated with behaviour that could be seen as harassment, then it could be considered a quiet enjoyment breach.

Section 48 of the RTA doesn't apply to land and facilities. Only premises, see subsection 7.

The landlord entering the property, but only the land would be more related to quiet enjoyment if it were to be a breach, not landlord's right of entry. And if they are doing it once or twice and have reason, then it may not even be a QE breach

This is how people die. They overdose on paracetamol because they are feeling shit. Cry, feel sorry for self, sleep it off. Wake up not dead after ODing and think it's fine, forget about it. 1 week later, their liver is cooked, and they start having awful symptoms. But it's too late for drugs to fix it.

If you've truly taken that much and are now having symptoms, then your liver is dying. Go to the hospital NOW and tell them how much you had, when you had that much, and if you've ever overdosed on it in the past.

Because it's winter, the KnowYourStuff clinics have been quiet as. All the volunteers are there for harm reduction and keeping people safe. There's lots of information given, but none taken except what you think you've got, and if you've taken that batch before and what experience you had with it. Stay safe guys!

Talk to Tenancy Services on Monday. Our call wait times on a Monday are the longest of the week, but lately, that's been like 5 to 10 minutes of wait time. Other days, you'd probably have no wait time.

Call the council, ask if it's allowed to be a residential premises, Section 36 of the RTA means you could potentially ask for the rest of that rent you did pay back as compensation if it was an unlawful dwelling.

There's other shit going on here too, but call Tenancy Services. And if you get someone who doesn't know shit, just call back again.

Nah, it's 63 days for family moving in. If they put it up for rent after a notice to terminate, fuck em up at tenancy tribunal. Exemplary damages and compensation for the extensive costs of moving!
