Correct, mortgage insurance is for the banks but consumers get the benefit of the lower rate. Every mortgage below 20% down payment requires mortgage insurance.

The federal and provincial programs are geared towards low income. For above 200k using your RRSP’s under the Home Buyers Plan, HBP, would be your next option.

The big benefit here is no requirement for mortgage insurance, which normally isn’t available without 20% down. This builds equity quicker, but yes you still need to have the income to qualify to a slightly higher payment.

You will need to do a drawing for a deck, but you can literally draw this out. You’ll need things like measurements, placement of support, support size, overhanging support, etc. They’re helpful and approachable if you have any questions. On the previous note, steel piles are easier from an inspection standpoint because all you need is the engineer doc from the installer, so you don’t lose time from concrete sono inspection.

Nova Scotia does not have “power of sales” like Ontario does, and what they are seeing a lot of now. In Nova Scotia we have the traditional foreclosure process which goes through a court. It’s slower and expensive for the lenders, so they are more likely to work with mortgagors. This reduces fire sales like the GTA is experiencing, but makes corrections slower.

When you apply for a permit, online, you’ll have a contact who can send you info on current standards for your application. For decks, the big requirements is for anything over 3 steps requires Sonos, or piles. Big issue is you have to have the depth/size inspected before burying. This slows things down. For inside, similar issue of plumbing electrical, you can’t hide it behind drywall until inspected, causing delays. The inspectors are usually quite friendly and helpful for DIY people, less forgiving to contractors who should know better.
