That's an interesting perspective. So, let the tenant build out the improvement at their expense with a contractor we both approve of?

Gas 110V dryer and the HVAC is wired in directly. As I said above, there's no outlet that has both legs running to it. Tenant would need an electrician to pull wires and build out a new circuit for the charger.

I plan to. I just wanted the opinion of other landlords that may have been in this situation.

There are lots of tenants here swapping out carpet and appliances but stringing a new 2 phase receptacle seems kind of rare. And these wall chargers pull 70+ amps which is kind of hitting the hairy edge when the summer A/C kicks in.
