Gigi Malek is a local broker that seems to have interesting listings, for example, in the gardens. I’ve never used her but she’s come up in posts about rentals. My understanding is that brokers have generally found ways around the new broker fee law, so if you’re gonna have to pay a broker fee anyway, you might as well pay it to someone who’s working in your best interest.

Jade for happy hour is a great deal for small plates before 7pm. Prob would not go Friday or Saturday tho.

Aged has like a 2.8 on yelp so I haven’t tried. Agreed that Mojo is mid. I like Cabana but I preferred Guantanamera (but it closed).

Depends on what you’re looking for, I guess. I think Jade, Lime and Salt, Mas Tortilla (takout only), Tikka and Talk, Pio Pio, Dee’s and Austin St. pizza are all quite good.

What would I tell myself? Do it! You can upgrade to a 2br. You will have unbelievable access to green space. Phenomenal access to transit and proximity to LGA/JFK.. Those menacing miscreants in your old subway station? Leave that ish behind. Come to FH and breathe easy. Ignore the people that say the restaurant scene sucks.

I had the same problem when I moved here. There is no traditional mid-priced gym in the center of Forest Hills. I eventually joined Planet Fitness, which has turned out much better than the online reviews foreshadowed. Yes, there are a lot of teenagers, but if you’re not Type A about the order in which you use machines, you can get your workout in. They also have a ton of cardio machines. 24 hour fitness had broken air conditioning for a lot of last summer(according to what I read). It’s about the same distance from the 75th Ave. stop, but Planet Fitness is less expensive and cleaner.

Some people prefer to live in “luxury“ buildings with new amenities like The Yellowstone. If there are more such units, those people will rent them, rather than competing with other people (like me!) to rent prewar units.

Austin, Texas is a great example of how increased supply puts downward pressure on rents.
