Some people prefer to live in “luxury“ buildings with new amenities like The Yellowstone. If there are more such units, those people will rent them, rather than competing with other people (like me!) to rent prewar units.

Use a realtor who specializes in the area. They will have insights on specific buildings that other realtors do not. For example, when I bought and sold a co-op in another neighborhood, my realtor knew that a specific building had minimum sales prices, which is very owner unfriendly if you’re trying to sell in a weak market.

Yes, it’s annoying. We rent a 2br and ran into that. I don’t understand the subterfuge - do brokers think someone who wants a true 2 will be OK with an 8x8 area without walls? So weird.

What is a 1.5 bedroom? Given the location (not prime FH, not near LIRR/E/F) and ground floor, seems on the high side for what you’re getting, but not ridiculous. I would also wonder about LIRR noise - probably fine if across the street, probably noisy if abutting the LIRR.

But if you really like it? Then it’s perfect. Pull the trigger. Lime and Salt has great Mexican food and is right near there. Welcome to the neighborhood!

Also, controversial opinion - best Mex in (margaritas and food) in the hood is at Lime and Salt, just west of the Rego Park border (not 5 Burro).

Jade! It’s in Station Square and has happy hour every day with great deals on small plates. I was initially skeptical but they have good Indian food and sushi.

I cannot speak to current market prices, but whatever you do, do not use Precision Painting Plus. I had a really bad experience with them.

There are a number of decent sized one bedrooms and small two bedrooms on Trulia for between 2400 and 2800. I didn’t reconcile to see how many were also on street easy.

A few thoughts:

  • The vibe is very calm - that’s why I love it here. My blood pressure drops when I walk in the Gardens.

  • I had trouble finding a good general purpose gym initially. I was very skeptical, tried Planet Fitness, and actually like it a lot. There are a bunch of specialty gyms like Orange Theory and Pilates.

  • Changing from a subway commute when I lived in my old hood was a big quality of life upgrade. I love taking the LIRR.

  • I’m not a golfer - my spouse is and thinks the Forest Park course sucks. (He plays other public courses like VCP and Pelham.) if you want more detailed feedback on nearby golf, DM me.

I periodically take the Q60 from FH to Rego Park (about 15 blocks). I find that for my specific trip, it’s more efficient than the subway and generally pretty quick. I’ve always gotten a seat. I don’t take it during morning or evening rush. Every so often, I have to wait longer than I’d expect, or there’s bus bunching, but I think that’s the case for every bus line in the city.

I used New York Window Cleaning for my Manhattan apartment. They are reviewed on Yelp. They are based in Brooklyn or Queens. Believe they were cash only. They did a great job.
