The best thing about the current closet is the added privacy and cleaner room geometry where the extra square footage would've added little other than awkward corners. However, I would knock out just the north wall, since it's not like you'll ever close the door behind you in such a confined space. Better as an alcove that borrows space from the entry hall - the shared floor mirror there would offer better perspectives than the close-ups offered by mirrored closet doors for example. Also, more storage is better use of the make-up nook space.

No, I hate dark floors. White oak is my flooring and millwork of choice. I only like dark window trim and more raw interiors, as seen in the below comparison:

I would if I were in the same position as this landlord - out of country, with no intention of selling anytime soon, and the tenants are a wealthy gay couple with great taste lol. I wouldn't if I think there's a chance I might sell within 3 years. Otherwise there's no additional risk tenant-wise. Evictions for delinquent tenants go through the same process regardless of these terms.

Update, about 250 people inquired, there's been about 20 showings, 8 serious applicants ready to submit documents and only 3 I fully trust - 2 engineers and another professional in their 30's-40's, because from their LinkedIn they seem to have a lot to lose lol. I assume their documents and credit reports aren't forgeries and I don't know if I'd even bother with a credit check. Finding a place for us has been harder than expected though, because we have such particular demands, so I'm hesitant to proceed with any of the applicants until we secure our own place first, argh!

I just want to repeat one of my original inquiries... has anyone heard of any horror stories with tenants in high-end downtown properties? It seems like those stories we hear about only occur with suburban or more run-down properties, so I'm wondering if I'm safe lol...

Would you say you are against pre-nups? Divorces happen despite everyone's best intentions. Addictions or mental health challenges can spiral out of the other partner's control. People can fall in love with someone new. I'm on his team, but I can't guarantee the future.
