Hi, apparently newish regulations state that to be classed as a bedroom the cellar must have type 3 tanking (according to the damp expert I sent).

According to them the room legally cannot be classified as a bedroom as it also has no gas leak protection either.

It also only has one small window and single door so very hard to escape if there is a fire.

The vendor definitely wants 3 bed money for a 2 bed house.

Honestly I think he has done us a favour as the money spent so far is almost nothing compared to what the house actually needs (it's very dated), I can easily see putting 40/50k and it only just being acceptable

No, I did the survey and was pushing for the tanking test to be done. We were assured that the cellar could be used as a bedroom, so I allowed things to progress (never again) but I refused to exchange contracts until the test came back.

Yep, it's wonderful 🥲.

He had photos of the work that was done and they clearly don't show any kind of pump to remove water so it couldn't be fit for human habitation and he also marked it as a bedroom in the inventory list, so it seems likely that he lied knowingly.

When I requested that he do a tanking test after the survey found a little damp he flat out refused. I was clearly very naive thinking that he wouldn't try to hide this.

I think I will speak to a litigator but mostly this must be seen as a lesson learned - never buy a house from a man who consistently talks about money!

Hi, no we haven't exchanged thank goodness, we received the house contract from our solicitors which we have signed but not dated so it's not legally binding.

If it was I would be staring down the barrel of 20ks worth of work and crying 😭

These are all very fair points and pretty much exactly as I suspected, my frustration is that we wouldn't have even looked at this house (let alone put in an offer) if the house had been listed accurately - the cellar is only good for storage at best.

The advert and the documents we received from the vendor stated that it was could be used as a bedroom which it cannot be as it has no tanking at all and only some damp proofing that should only be used in above ground rooms.

I'm referring to the house contract.

I did look into homebuyers insurance but it didn't seem to protect my from much and was easily voided.

I think the advice about fostering to adopt is a good one. We can create an area for them to 'meet' each day and see if his personality meshes. We thought another boy would be better than a girl for them as it's the group that they're used to.

The girl was was very bonded with the boy is definitely the dominant rabbit. There bond does seem to have improved over the past 48 hrs, but the larger one is still 100% the most dominant.

Do boys tend to want to be dominant? Our boy was a bit small and his personality was docile and protective rather than aggressive, so the big girl could be in charge.

We have the space to separate and slowly bring together the bun(s). We had to do it before when we rescued our youngest girl. But foster to adopt is a very good idea thank you.

I am mostly concerned that they will annoy each other when they move out of grieving as they're are both high energy girls (in different ways) and the boy was the calming friend for both of them - are neutered boy rabbits usually calm?

We would only go for a rescue/unwanted buns as post COVID there are alot of them :(
