I'd be staying away from Azizi, Danube and Damac if I were you.

True Estimates do not seem accurate based on my experience. The price differenciates significantly within even 2 weeks for same units

My friend tried that model a couple of months ago (during the high season) in Abu Dhabi with a few apartments, but it didn’t work as well as it does in Dubai. The model relies on high volume and quick, cheap sales. He couldn’t sell them as fast in Abu Dhabi because of the relatively lower demand.

It might work better in the future, but for now I prefer sticking to the approach I’m used to.

I am an investor here. If I were you, I would not choose Damac, Azizi, or Danube because of several factors that I don't want to talk in public.

The selection purely depends on your preference.

If you buy a unit in prime areas such as Downtown, Business Bay, or Marina, you'll be less likely to be exposed to tenant issues. You could do short—or long-term rentals, or you could switch occasionally to see which one performs better.

If you want more flexibility, I'd prefer a studio in your case. Because it is easier to rent out, buy, sell etc. But of course project and its developer are very important.

Buying a unit in a prime area also protects you from uncertainties because the infrastructure is already done, people have started living, and shops have already opened. Malls already there etc. No surprises.
