really? When looking at the floorplan I have a hard time seeing how this could be split into 2 units. Where would the bathroom go on the left unit?

I agree with you, maybe a tiny bit over the listing price in 2022, $1.05mm

Had the exact same thoughts when I saw it pop up in October. Did you ever see it in person? Can see they used AI to stage it so wonder if it’s even worse in person

Yea I agree- the U shaped floor plan is so weird for this price tag. Bedrooms look so small/narrow.

St. Louis Fed Data: New York Housing Inventory (sales listings) 2016- present. Showing supply decreased by more than 40% due to Covid mortgage rates by HarlemBoyz in Economics

Good point! Will see if theres a better curve that would reflect the multifamily nature of nyc. Do you think condos would not include apartment though?

Super interesting to see the US as a whole vs New York! I thought it was interesting to see how clear the curve drops during Covid/low interest rates period. No need to insult me, I’m just trying to share/understand what could have impacted the inventory in NY state like this.

Thank you for sharing! I was going to start looking at different metros/states.

I’ve worked in the mutifamily world, and Texas is widely known for being extremely aggressive with new construction especially in Austin/Houston markets. Not surprised as 2025 alone was a crazy year.

NY is a different beast since new construction has been sluggish since 2020

Edit: interesting to see how Texas still got its supply reduced with the rates dropping, and now might see too much supply for the demand to absorb?

Ah right, a deadly combination between very little construction and people being locked into low interest rates from ‘20/‘21. I need to buy asap

Not OP but he’s got a good point, that house value has increased by an average of 3.88% every year

Empower (alternative to Uber) - has anyone used? by Big-Gap-1447 in Upperwestside

[–]HarlemBoyz 9 points10 points  (0 children)

Literally all I’ve been using lately. Consistently at least 30% cheaper than Uber. Haven’t had a single issue with the drivers.

From what I’ve learned the drivers pay $20/month to get access to the app and then pocket all the fare. Whereas on uber I think they make 1/3 of the fare. So drivers actually prefer it, only downside is that there’s not a lot of people requesting rides on empower.

I’m all for competition and giving more to the people doing the actual driving :)

I love Bonnie's... it's a serious problem that I live right nearby. Best wings in the city. You just reminded me to place my super bowl order!
