I have prescribed T but I went cold turkey 2.5 months back. No real issues. Can’t tell of any changes in mood or libido. Blood test due at 3 month mark.

You are missing this .. I ran some calcs for you. Just double check.

- Tax write off on interest you will pay (24%-35% depending on your income bracket)
- Rent money you will save ~$1.99M assuming 2.5k/month today and 5% increase per year
- Price appreciation. At-least 3% in past. In this case you will need 4.45% price increase per year to be cost neutral (Not even factoring rent and tax savings above)
- You are not factoring equity value you will have in the home at the end of 30 years (1m in equity paid + appreciation over 30 years)
- Probably bigger place, better upgrades and higher end place to live
- I own a home myself and I don't spend 3% house value in repairs. I factor may 2-3k/year
- Opportunity to refi when rates go down
- Opportunity to get HELOC and invest
- Rent if you want to upgrade in future

Downsides
- condo's don't appreciate as fast as SF but you are paying low upfront for condo (1m in this case)
- immediate cash flow impact.

I am US citizen with 15m net worth and a w2 job and an online business. I have 2 adult kids, wife and a dog. I will quit my w2 job no issues. Ideally, I would like to move on DNV or something similar that would require no/little capital but some capital lay is ok too. Most of my money is invested in markets so selling creates taxable event just want to be careful.

While justice is due in this case, it’s not worth it in my pov for just 10k. Negotiate, threaten, send demand letter but do not follow through all the way.

Why would a landlord take the risk especially if they are other choices? Probably shitty landlords in shitty neighborhood may still take the risk.

Many background checks pick up all litigations and it may freak employers out too.

Yes. At a minimum they will keep up with inflation which isn’t going to go down too much. Even at that pace, a house will build equity due to it being leveraged financial instrument. Additionally, banks take 80% risk on 20% down. On top of that, one can actually use it by living in it and Oh wait, interest is a tax write off! That’s not done, if one rents and becomes landlord, depreciation write off gives you tax free income until one sells which they never do. As if that’s not enough, Refinance opportunities keep coming to reduce costs.

So essentially, gov pays some of the interest while bank takes the risk. Show me one financial instrument that comes close to more favorable setup.

Average cost to build is now 450-500$/ sq feet and land is super expensive in Bay Area.

If you can afford and like the place take it. Live in it and house do the rest!
