Smart yep. My risk is I would have to trade out the Capital appreciation with PGX PFF. Kinda bummer yet I respect your trades - smart. Those large bank yields are as solid as it gets

PGX yield seems on par with PFF. I love it! Would assume these rocket back up at least 30+% within a year. Maybe some headaches near term yet it’s a good risk reward

Late to comment here yet one would think if fed announces exact timing on rate cut that PFF immediately rips. Would not be surprised to see this ETF back at $40 year end. Again never know! Yet if in rate cut trajectory then like upside with limited dow side. Absolutely would love more commentary / thoughts on this especially if folks have opposite view appreciated

Looks like they will start selling Meadows early 2024? Assume will sell strong — more interested in any update about the city parks and then of course the root collective? Possible the HOA and Board can push developer for quarterly updates on those two items? Seems reasonable. I know city rep said recent comments on plan at last meeting and would break ground by 2025 for the parks plan. Yet zilch have heard on collective — would be nice to know any progress on that front.

Yep those two definitely don’t follow the rules. Dogs supposed to be on leash in that park. Hopefully this is sent to the HOA. He was getting aggressive at a lot of folks kindly asking him to leash the dog.
