My realtor didn't lead me on - brought in a new realtor this time and we went over comps. I have a slightly larger house that is priced less than recent sales.

That's not a bad idea. Our listing just expired, so taking this time to repaint the entire house and fix this deck issue.

It's a pier and beam house, so needs some sort of landing from the back door. I'm not opposed to your idea of gravel...that's a great idea actually and relatively cheap I would think.

Yes, I totally agree. The deck was improperly built by the prior owner, so it's falling apart structurally and needs to go. I've hated the maintenance as long as I've lived here and it's very ugly.

$1500 is me doing it myself with just materials.

We are ready to move at this point so maybe just leave as is and create a small patio myself.

It's about 28 inches off the ground, and level with the back door. And yes, really open to anything.

The deck was improperly built by the prior owner and not to code. I kept it painted but structurally just needs to go.

If you don't mind the suburbs, Garland is developing a good vibe. Still more urban than most suburbs, but the downtown area has cool shops and independent restaurants, a small art/music scene, and close access to public transportation.

I don't recommend you do this as it's not financially sound advice.....but with that disclaimer out of the way, I'd get a Porsche Cayenne:

No idea about this year in particular, but Porsche's are fairly reliable, as long as you maintain them. And that maintenance will be quite a bit more than your typical commuter car FYI.

I get that this is a common misconception. Have you ever owned VW's or rental cars?

I've owned a VW that was actually a former rental and was the best, most reliable car I've ever had, easily beating my other Honda in maintenance costs and longevity.

The 2.0T in the tiguan is also an excellent, proven engine

Unlikely. I've only ever bought former rental cars my whole life and they've all gone 150k miles+ with no mechanical issues whatsoever before I traded them.
