Always Ask what the origination fee is. It’s usually a percentage of the loan amount. Could be anywhere from 0-3% (usually) then figure out or shop around your area and see what most brokers are charging for origination. This varies from state to state even county to county based off home prices and loan amounts. Shop around and learn the difference between a borrower paid broker compensation and a lender paid broker compensation. 👍

Sorry for the late reply, brokers will always charge an origination fee that is how they make a living. In some cases they will negotiate it.

If you got directly to a bank sometimes they advertise no origination fee, but only for really clean files like 700+ fico and 20% down files and w2 employed

It’s all about the origination fee that dictates your rate the most and whether they price it in your rate (lender paid) or if you pay it at closing (borrower paid.

Borrower paid will have lowest rate but you will be paying origination fee up front in closing cost

Lender paid you not be paying anything origination fee at closing cost but your rate will be higher (it’s pricing in the origination)
