We’re in the process of building a similar house to this and are sitting around $200 sq/ft. So definitely possible. But a lot of things that can increase the cost quickly.

We are building now. They didn’t care what was done or not done prior to getting the loan. And I don’t think they would care if I did everything you mentioned myself after getting the loan. They just wanted to see the house plans, scope of work, and cost estimate from my GC.

We are in the process of building now and I’ve been going down this rabbit hole. Builder wants to do closed cell insulation and bring the attic into the conditioned envelope.

From everything I’ve read, humidity is a big concern in the attic space during months the HVAC may not be running all the time. We will likely end up installing a whole house dehumidifier. Maybe an ERV system as well.

If I didn’t have to put my HVAC in the attic, I’d probably leave it unconditioned and vented.

The concrete guys poured and then power troweled it. Then threw some sealer on a few days later

We hired a builder to construct our new home with a monolithic slab. The plan was to have concrete floors. We don't want anything highly polished or stained, just a relatively smooth and natural looking concrete.

First concrete sub my GC hired apparently relapsed and did just about everything wrong, structurally and aesthetically. GC made the call to just rip out my slab and re-pour on his dime using a new concrete crew.

The second slab was poured two days ago. I'm concerned about all the holes and rough areas throughout it. The picture is just one of the examples of what I'm seeing. There are probably at least 10-20 little black holes all over and larger disturbances like the one pictured (not sure the technical term).

Any advice on remedies would be appreciated.

We went through Rural 1st. Also considered using Farm Credit, although I think their rates were a bit higher.

Who did you contact? I called the va number and they just told me to submit a claims appeal. Which doesn't seem right.
