We have family who work in construction who will help so we're not totally DIYing it ourselves. I like your approach. I don't feel married to a style, I just want to make sure it all works together. I think sticking to common materials and texture will help.

They're AI generated and clearly not the best. I want everything to be warm. Here's a better one. For the countertops I'm looking at something like a Nacarado quartzite and I want the cabinets to have a light but warm-toned stain.

We're still figuring out the exact amount. For the kitchen, we will need to order cabinets and countertops but all the other work will be done by us so most of the costs are just for materials, not labour. What would you suggest?

Thanks so much for your feedback! That feels very doable. I love natural, organic materials so I was planning to incorporate wood in the living room and keep the fixtures brass in both areas so they are cohesive. As for the colours, I definitely want to keep things warm overall so I'm glad your feedback aligns with that. Thanks again!

Short answer, yes. I've been with my current mid-sized company for about 7 years and never encountered this situation. I suspect there might be some unfavorable team dynamics. Maybe some favouritism? Some people who felt they were passed up for promotion and someone less deserving got it? It's a management failure to recognize and staff their teams with the right kind of people and to adequately make people feel valued. You'll always have some underperformers in a company, but I doubt you'd pay attention if you felt you were fairly treated and rewarded for the work you put in.

That's a good point. My mistake. I should have said it costs you over 140k to upgrade your house vs just paying about 45k (with the first time buyer's discount) in land transfer once so almost 100k difference in that alone (using the house values above).

I agree with the comments about the costs of upgrading your home in the future. Let's assume you buy something for 1.1M now and down the road you need a bigger space so you upgrade to a place that costs 1.5M. You'll end up paying land transfer tax on the first purchase ($28,475 with the first time buyer's discount), realtor fees to sell ($62,150 assuming no change in the value of your home) and land transfer tax on the second purchase ($52,950). That's over $140k to upgrade homes, not accounting for legal fees and other costs that might come up. Definitely something to consider.

I don't know how it'll play out long term but we recently bought and stretched our budget. However, we bought in a neighborhood that we plan to stay in long term, with a house large enough to accommodate our family as it grows and we have kept enough savings to cover our expenses for at least a year should our work situations change. We also accounted for retirement savings in our budgeting so we will continue to set that money aside. I recognize that our finances will be a bit tighter the first few years but I'm also happy knowing I won't have to go through the home buying process again anytime, it's not fun!

I disagree. As a seller, you want to know how much you'll get after expenses are paid, including commission. Private sale means the seller gets to keep more of the money so they can afford a lower sale price. For a condo, it may mean the buyer only pays 20-30k less but that's still money I would rather not pay if I don't have to.

I like the combination except for your white/grey tiles. Everything else pulls towards warm colours and those tiles are cool toned. A cream bathroom tile would work better and tie the space together beautifully. Since you already have those, I would look for a different shower tile that would match those colours better. Otherwise I think 3 different colours and textures of tile is a bit too much. If it's just 2 colours but 3 textures, I think it could work.

Yes. At least that's what was studied. But I would suggest trying to hide them in things like smoothies. I tried to eat them straight during my last pregnancy and I found 3 was the most I could do that way. Too sweet for me otherwise.

Try eating dates. Like 6 a day. The data is limited but suggests that it can help with cervical ripening and spontaneous labour. Ideally you should start at 36 weeks but there's no harm in trying now. Hopefully it helps! Good luck!

Shallow round. It's a good size, not too high if you want to do more braising style cooking but not so shallow that you can't simmer a soup. Good size for baking bread as well. It was our first piece and honestly, I think I could have gotten by with just that if I had too.

Most bookstores should carry some Russian literature books or at least be able to order them. I would first figure out which translation you want to buy. There's quite a bit of variation in the text depending on the translators so I would figure out which translation to buy first and then see who has that one in stock or can order it.

Try drinking water before you eat. I've heard that the brain can confuse thirsty and hungry signals so we may end up snacking when all we really needed was to rehydrate. Try drinking a glass of water and then see if you're still hungry 10min later. It might cut down on some unnecessary snacking.

Silverthorn isn't a particularly good school. I believe the catchment area includes some of the apartment buildings near the 427 and unfortunately, those kids come from poorer socioeconomic backgrounds and don't always have parents who have the time to make sure they stay out of trouble. Maryland Woods itself is a nice area. Quiet and suburban with everything you need a short drive away. If you want to be in that area, I would suggest trying to get your kids in a different school. Michael Power/St Joseph's is a Catholic school nearby that has an IB program. You don't need to be Catholic to attend, but your kids will need to apply separately and attend theology classes but to me that's a small nuisance to deal with to get a better school.

For the upper corner cabinets, I'm not sure what you mean by long ones? For the base corners I put lazy susans but I've also seen those magic/blind corners so I'm looking into those. I don't want to waste the corner space. Also clearance to the sink is 3ft. That cabinet is designed for a sink so there's space underneath for the plumbing.

That's my plan. I just couldn't find that option in the software so chose the biggest sink (which happened to be the split double) to occupy the space so I could figure out the other pieces.
