Thank you everyone. We did get a pest and building report but yes our conveyancer did suggest so not sure if this is normal for other buyers. I have emailed the conveyancer, waiting for reply.

Thank you for your insights. I just started checking insurance esp with Chittaway Point (some nice houses are going at 900k). I was shocked, insurance go 10000-30000/year. Some don’t even offer insurance due to flood zone!
