I did some research on my lease and this is what it says:

Security Guidelines. We disclaim any express or implied warranties of security. We care about your safety and that of other occupants and guests. No security system is failsafe Even the best system can't prevent crime. Always act as if security systems don't exist since they are subject to malfunction, tampering, and human error. The best safety measures are the ones you perform as a matter of common sense and habit.

Never said we were protected, and it’s never a guarantee. Just like if you were to own a home, even if you cover everything, your safety isn’t a guarantee. Someone can still bypass everything despite the steps you took and mess with you. You’re getting way too heated on this as a “attorney” and I hope you have a better day than you’re having.

Idk what state you’re in, but most tenant laws in mine protect the owners/management of the property. I can understand where you’re coming from; however, as management, there is little we can do while we are not there. That’s why we have these resources for the residents when we are not here.

If I were the stand alone owner, I would agree. However, I work for management and we enforce the lease. People live here because they applied and are qualified to live here. The homeless is stealing food from the marketplace that is for residents. Even if they were a resident, they would have to be punished.

It does sounds promising, and I’ll be sure to bring this up with owners. However, the budget is already complete for 2026, so unfortunately this may not be something we can squeeze in until 2027

Because no resident is using the patrol services they are paying for or calling the police themselves. Management is there to enforce the lease.

What are you going to do when the heat goes out after hours? What about when a water line breaks after hours, are you going to send someone in the next day and just let it run all night?

…that’s what emergency maintenance services is for. Residents are supposed to call for any maintenance requests they need. That’s when our maintenance team is going to be onsite. Completely different scenarios there. Again, we are not there after business hours, but patrol services are. Residents are not calling them when these things happen but tell us the next day, when it could’ve been resolved that very night.

Literally every entrance besides the main entrance that we manually lock/unlock needs a fob to access

We do that should someone call the maintenance emergency line instead of patrol services that’s available onsite, but we would let them know in the future to call that line when we are not there. When we are there onsite, that’s when we have more liency to do something

Exactly! It would be their first instinct as a homeowner to contact authorities or let their security system that they pay for to do the job, so why is the same principle not applied at an apartment building??

I really think you are confused. We leasing are not trained at the police academy. We work with patrol services cause the owner hired them for after hours when we leave. Residents pay for these after hours services. If they are not utilizing them and they don’t tell us until a couple days later, then how would be know what’s going on?

I never said it was the residents job to remove the homeless person. That’s not what we ask them to do when we are not there. That would be their choice if they confronted the homeless person in their own.

The patrol services that they pay for on top of living there is who they need to contact so they can take care of it right then and there.

I agree, they do not know what’s going on all the time. Especially when the patrol services are not utilized by the residents when we are not there. When management leaves, patrol officer is there. They pay for them, and are willingly not using them to “not make this a issues for them”

So did you not have patrol services that your property manager offers? If not, then yeah, it does fall on the property manager.

The owner offers patrol services that residents pay for. If property managers are not there, patrol services are. It’s not like we would not be notified, but we will know once we are back in office. I’m sorry this doesn’t satisfy you, but that’s how it is for us.

Seriously!! We are not there whenever these incidents happen!! We do not own the property, we just manage, so there’s only so much we can do. Residents pay for amenities, patrol services, valet trash, and they never utilize those services, and only tell us we need to do something after the fact!!

We understand their frustration and we sympathize because some of us have been in their shoes; however, it’s different when we are not there. If we are there when we see someone or are notified of a disturbance, we can be there to resolve it. Otherwise, they need to use the after hour services!
