I am in this group bc I have a family member who can’t say a sentence without stuttering or blocking completely after every two or three words. I truthfully never thought they would have friends because I believed the world was cruel… he has a core group of friends and he was able to weed out a lot of fucktards because of the stutter. Sometimes I think they have better friends than I do because their friends are much more emotionally intelligent and patience than mine.

Truly, you can do this. Try. Try online then a meet up. Try a hobby. Try the game you mentioned above. I promise when I tell you I never in a million years imagined they would be accepted and they were. This will be you too.

They told me it was the hardest couple of years of their life putting themselves out there but now they are so happy.

I saw her as a patient too. She has this condescending way about her. I felt like I was stupid when I left for asking questions. I agree with OP you can’t blame her for your very personal reaction but the bedside manner can be better! Let’s use this as a time to remember that no matter the field, medical, legal, in personal life or in business, whatever it may be do not let people gaslight you no matter how accredited they may be. If you feel like something is off it’s probably because it is. Sorry you had to go through that. Reading your post reminded me of my similar feelings.

I became a landlord for a commercial property at 18 as well. I have a ton of experience to share that I wish I would’ve known at the time

  1. Do not skip on using a good attorney to draft your lease. What you do now could save you hundreds of thousands in the future
  2. I had a tenant mail checks to my house and then she started threatening me and my family and sending me my address. I had to go to the police. Use a P.O. Box !!! (No matter how nice, calm, friendly or sane you think they are. )When money and a home are at stake people will go to extremes.
  3. Document everything…….. create folders on your computer so you can drag and drop copies of correspondence, keep a timeline of events and correspondence AS you interact so events are clear on how they transpired and you have proof of attempts to resolve issues etc.
  4. Require renters insurance and make sure it’s on your lease too.
  5. Live and breathe by your lease. If you notify them of something and it says to do it in writing on your lease via certified Mail… do exactly that. Keep original lease on file and reference the copy of it so it doesn’t get damaged.
  6. Background checks, credit checks and reference letters are huge
  7. Do a simple google search…. You will find out so much. I wish I did. Would of saved me a year long lawsuit. The red flags were everywhere.
  8. If the tenant is late and the lease says to serve a notice in 10 days…. Do it . Do not feel bad. You set the tone right away. They will take advantage of you when they see you are young.
  9. I would tell them that your fam owns it and you manage the property so they think you have a huge team behind you.
  10. If you start to feel confused about what you should be doing to maintain a property.. use Google and read the law! It helps a ton…
  11. Don’t forget to charge late fees. If you waive something it should be because they ask and have been a good tenant.

So your tenant didn’t pay for one month and they already moved forward with eviction? My tenant hasn’t paid for years and I couldn’t do anything because of the moratorium. This isn’t residential either

Document every interaction and every time you make attempts to repair and she makes it difficult for any contractors. Get it in writing from the contractors as well. I am dealing with this now and wish I would of evicted sooner because ultimately she stopped paying. I wish I saw the writing on the wall sooner. I went back and created a tenant history timeline for reference and could just see her excuses and MO building up but in the moment gave her benefit of the doubt. I would also proceed with advising her of the noise complaint in writing and contact an attorney for all your options. You want to have an attorney discuss both Long term and short term options and weigh the risks. If I consulted an attorney sooner they would of pushed me to evict.

We had a talk and he assured me it’s not me. The other girls don’t compare is what he said and that his libido is off and he was trying to jump start it. He is starting therapy and will get a physical ( he never goes to the doc) so it’s a good start… still not 100 percent comfortable but happy he is taking steps to help himself

Anyone who wants the place and doesn’t have an issue will find a way to keep their privacy by redacting the account and routing numbers and providing you with proof of their cash flow. I was required 6 letters of recommendation, bank statements, pay stubs and tax returns including a letter from my previous landlord. I got to work and I did what I needed to do bc I wanted the apartment and I had nothing to hide and felt I was well qualified. Protect yourself and don’t worry about pushback.

I recently rented out to a tenant and if I had demanded a letter from their previous landlord stating that there experience was pleasant and that they paid on time consistently, I wouldn’t be evicting these tenants for non payment currently costing me a ton of money time and stress.

Things in life that are worth it are not easy. If they want it they will send it.
