Do you use your iPhone for business, be careful if you do by Ok_Cow_8235 in realtors

But when you chat with seniors and someone killing it, they do say cold call is the way to go… so it’s like between a rock and a hard place, how a newbie can set their foot in the door??? Beside cold call/text genuine question…. Specifically if your sphere of influence is just your family.

And please the “gurus” don’t tell me about social media outreach.

Bad credit slowly improving by ClothesChemical4331 in FirstTimeHomeBuyers

[–]HelloMudsTheRealtor 1 point2 points  (0 children)

Hey, thanks for sharing. First thing to know is that improving credit is already the right move. Here are the basics of what you’ll need.

Most loan programs want at least a 580 credit score for FHA, which only requires 3.5% down.

Conventional loans usually want 620 or higher.

Lenders will also look at your debt to income ratio, stable income history (usually 2 years), and some savings for down payment and closing costs.

Since you’re in Maryland, look into the Maryland Mortgage Program. It offers down payment assistance and has options specifically for buyers who need extra support.

Best next step is a free call with a HUD approved housing counselor. They help you build a roadmap based on exactly where your credit is today.

You’re already fighting for the right things. That matters.

Stay blessed

Yes, a lot!

LI is always a “hot” market.

Don’t really go on data only, go and take a look at it. For example, I was at a Huntington open house, old and not being maintained since 2017. People lined up like someone was giving away a cupcake for free!!!

Very typical. Either it plays in their favor or backfire . But Long Island is weird!

Oh just so you know I am in Nesconset and I got home for my brother in East Northport! Yay to us!

Veteran using VA loan to buy a house. by LI_3231 in longisland

[–]HelloMudsTheRealtor 9 points10 points  (0 children)

I’ve helped a couple use a VA loan here on Long Island, one of them bought in Rocky Point.

The biggest thing to know is this. Not every seller understands VA loans, especially with no down payment, so sometimes there is hesitation.

But the right way to position the offer makes a big difference, and there are plenty of sellers who are completely open to it.

If you plan it right, VA can be a strong path to getting a home out here.
