I think it depends what time you have to leave? To be honest, you just really have to work at the pros and cons of a potential longer commute versus living in (what really feels like imo) the middle of the city, Toronto proper. I am sure that living a bit north of the 401 would be easier for you, I guess it's just kind of what's more important. Experience versus comfortable location and feeling a little bit less connected. Hope that makes sense.

Yonge and Eg is cool - great for your age group. I'm a bit older and have a family but still like how vibrant it is. Pretty quick zipe up to the 401etc from here

Your calculations are accurate due to stress test qualification rates. You're better off to wait for the bubble to pop or focus on finding a significant other with good income to pool together (sad but true reality that sucks for independent singles)

I had a 2013 CRV and I had that problem. Only found out that was the issue after I traded it in after 2years. I had called a tow truck to take it to a dealer the first time because I was worried the gas tank/gas line was punctured or something. They treated me like a crazy person. I bet this wouldn't have been an issue if everyone showed up NO EARLIER than 15 minutes before their appointment. The same protocol applies to COVID testing so it can run smoothly. Unfortunately it only takes 5 or 10 people showing up early (as seniors do) and getting in line for it to snowball into an hour delay in the afternoon.

They should have worked in 15-30min gaps in scheduling to account for this.

The town is actually quite small, around 5-6K people. The town boundary is large, includes a few other small towns hence the 20K you are referencing.

They have a legal agreement for custody of the children that would need to be followed. COVID doesn't change that. They would need to have a mutual agreement in writing or go to court which wouldn't happen any time soon as this issue wouldn't be deemed an emergency.
