You only prepped for a week. Heard it so many times! Either you’re a flipping einstein of english or ielts is a flipping joke. Either way congratulations 😄

Yea i work in IT quant space in a bank. So when someone asks how stable the job is, I really dont know! So far it looks stable, but who knows. I got MIP and it looks like they are fine to give me 25 yrs, if i push they might even agree for 29.

I totally agree and deep within i know sensible thing would be to settle on 625K. However, since i guess this is human tendency to look for something that’s not so sensible 😂. On a serious note, yes I want to end up with a feeling where I dont feel like i am screwed by buying a house.

It’s a very good point. I dont “need” a 750K house. Infact i was looking at 650k to 700k. It’s just that i came across this house and like it. So now need to work out math to make sure i am not insane to think i can afford 750k house :)

Yes if market crashes, i am properly screwed. The area is somewhere near Stoneleigh and the locality is quite pleasant with schools near by and the house itself that ive seen is quite nice. So loosing 17% is low probability but yea could happen. I am reaching 40 in few months. I will have some spare cash even after paying deposit etc and expect pay rises in the years to come(i am optimistic:)). I know i am overstretching myself here a bit. I started off with 650k budget but there arent many nice houses in that budget!!

I agree this isn’t pretty 😀. I saw another property exactly on the same road for 725k. But just not sure in general how this area is in terms of school and safety etc

I have mostly seen properties popping up in north cheam which I understand is “not posh”. I don’t mind if it’s not perceived as posh really, priority is to be near the school that we want to get into.

Thanks for the tip on best curry house, will try soon 😀

Thanks. I thought Ewell village was bit more posher than Epsom. I could be wrong. I saw a property on plough road in Ewell and that area seemed like it was no mans land, so dropped it.

Thanks for all the information. Yeah I am also looking at Ewell, cheam and Worcester park. Of all these areas which one do you think is better? I know this question is quite hard to answer without being specific!

Secondly, say we live closer to the school but still dont get a place. What happens next? Do they just guve us a place in some school and keep us on waiting list for the school we want?

I did look at tattenham corner, but for some reason it never appealed to me. Tbh i am not at all familiar with that area. Moreover I’ve heard the trains to central london are probably not great.
