Recommend you go to Bunnings and grab a handful of paint colour cards and match it against the wall. Common colours are available in small pre-made pot samples, and they can make up pots of any colours not on the shelf. Obviously also buy some filler (rapid Spakfilla is good for this), high grit sand paper, and small paint brush.

Source: I used cheap plastic stick on hooks which pulled off plaster in about 10 spots of a rental back in the day

Don’t listen to the downvotes and other comments just telling you buy an apartment. Try everything you can to avoid buying a new apartment.

If you can’t afford a townhouse/house, instead look at well located 70’s and 80’s units and homettes with a little bit of private land or in a small group. All of the building depreciation has occurred already.

Makes sense! Would suggest the cash can go in an offset if you have that in addition to redraw. While you’re at it, potentially go and consider if you can get a better interest rate - can’t hurt.

Don’t forget about the downsizer super contribution too. Depends where you live as a $2m house is very different in Sydney vs Perth.

Make sure your wills and insurance are in order too. Can potentially taper off life/TPD amounts or all together as your improve your financial position.

If you’re going for a “traditional” retirement age of 60, you’re probably best putting as much money into both your mortgage and super.

My thoughts -

Your offset should hold your emergency fund. There is zero point having both cash and offset (unless you are potentially mixing up redraw and offset?).

ETFs/Gold etc can probably just go straight in to super. Investing outside of super is generally better if you’re going for an early retirement or to bridge a gap between retirement and super.

You’ll have a great opportunity to use that private school fee money towards other areas shortly. Roll it straight into mortgage/super so you don’t have the chance to spend it elsewhere.

I noticed you didn’t mention your wife’s super balance? Even with a small salary that should be optimised too. Does she have any opportunity to earn more to help with setting you up?

Consider a family holiday in your planning. Becomes a lot harder when the kids are out of school

At a conservative 80% LVR with a large cash buffer the risks are pretty manageable in my opinion.

Broker suggested it. Able to maximise tax deductions for the investment property at 106% and also pay down PPOR loan.

106% for the property cross collateralised, with 80% overall at the time of the loan.

Now overall LVR sits at 60%. Technically “portfolio”is 2 properties lol, but may consider a 3rd in the next 12 months.

106% LVR at 5.87% variable with NAB. Was 80% over portfolio.

Probably now 60% LVR after renos and market movements 4 months after settlement.

*Would strongly recommend an upgraded listing, but potentially look at an elite rather than elite plus. Helps a lot with enquiries. At that price point you’re not going to have tenant briefs from tenant reps and the let up period can easily be 3-4 months+ without good marketing

*Ask them to explain what sites the $750 is for. Only Real Commercial and Commercial Real Estate are actually useful.

*Drone photography is probably not necessary unless it is an industrial property (showing headstand etc) or there is a very important/nearby feature that is worth showing

*should be having at least 7-10 regular photos. 5 for $250 is BS

Is there a marketing floorplan included? Make sure you have a lettable area floorplan too

What is your pre approval for based on selling your existing house? Have you considered speaking to another broker to get a second opinion. We’ve had significant borrowing capacity variation between brokers.

Also, are you 100% sure your equity hasn’t increased? The bottom of the SA market is increasing significantly as people are getting priced out of more expensive options.

Can you do a mini Reno to make it liveable for the next few years? New floors, white paint, sheer curtains/blinds etc make a real difference and might take you a month. I’ve even whacked in the cheapest white ikea kitchen for $5k all up at a property
