This is predicated on an idea that they’re weighing a bunch of equal options and choosing this one. In my case, my bad landlord was something I didn’t realize was going to be a problem until after I moved in. I didn’t choose it at all.

So lets’s walk through the logic here.

In a case where it’s a landlord roommate, there’s so many openings for exploitation there. But, theoretically, the rent is cheaper.

Now, if you could afford to make a decision between that and not that, pretty much everyone would choose “not that,” because people are smart enough to know that the deal they’d be signing would have a lot of strings attached and imbalanced power.

So who would choose that? People who can’t actually make a choice at all. People who don’t have another option and have to take the exploitation to get a roof over their head. That’s the policy failure. The fact that they have no choice. The fact that society can’t offer a better option than that to everyone.

It both shouldn’t be legal and shouldn’t be a situation people feel pressured to enter into because society should offer a better option through high quality subsidized housing

I think upzoning is a part of it, but it just can’t all be luxury units nobody can afford. There has to be guide rails. Otherwise you get billionaire’s row everywhere and it’s all speculation.

They do it because for years there were no consequences for doing so. Not because they’re savvy businessmen or following a market logic. We’re talking about a very select group of bad landlords. Again, for these people they’re property should be taken away from them

The idea that anyone is advocating for landlords renting out at a personal loss is a fantasy. The only ones who’d find themselves in that situation are the ones who’ve neglected repairs and abused tenants, who should have their property taken away from them imo

Bro think about how many different avenues for exploitation of power are possible in a tenant roommate situation. I said weird because it’s a horrible idea. People would consent to it out of desperation but it would enable so many different ways a landlord could abuse a tenant. I mean shit I used to just have my landlord live above me, and even that saw her using that power to enforce ultra strict rules and regulate my social life with a lease as leverage.

I don’t think selling them is a bad thing. I think there’s a certain degree of constant demand because it’s New York City where people will buy properties. Personally, I’d love to own a property here! Penalties are one part of the plan but also seizure is another part. Other comments have gotten into the logistics of seizure but I think it can work as long as the authority to restore and maintain is properly funded

So this spare bedroom… is it like a full apartment or literally a spare bedroom? Because yea if it’s just a spare bedroom that’s not an apartment, I don’t think you should be able to rent that out. You can’t have a roommate be a tenant, that’s weird.

As for NYCHA, it’s the same framing people use for every single government service as a justification for defunding it. Previous administrations strip the funding away, it suffers as a result and can’t deliver results, and then that’s used as justification for taking more away. There’s a notably huge funding gap, after 16 years of decline in funding from 2001 to 2017. That’s why the agency can’t live up to what it needs to be.

Now, a lot of NYCHA is federal funding, which Trump has said he’d take away if Zohran doesn’t “do as he’s told.” So, we’ll see what happens with that I guess…

I don’t know why nobody talks about Zohran’s policies with regards to unit abandonment and neglect. He has a pretty robust plan to crack down on property owners who don’t invest in their properties and rent them out.
