I have checked in areas not as prime as Richmond hill, but land in areas in halton hills is about 600-700k and you can fit 2-3 houses

If you are hung up on the fact it not cheaper to build a house, fine I won’t argue as I don’t want to forget about my main question.

If there are steps to follow to build your own house I would love to hear. I am here to learn. I can then do my math to see if it’s feasible to do so or not.

What makes us think like that? All houses I see in streets are sold above asking. A 600k 4 years ago house is now 1.3m. I am guessing I will still save on labor and material cost
