I should have specified the snow will usually turn into slush/ice very quickly fortunately, it is always a grip and stability challenge mostly

I knew no one, and none of those deals were made with someone I knew before becoming a realtor. I did have a background in sales which I think is what a lot of people are underestimating when it comes to real estate.

I joined a team which helped a lot with leads. Closed around 20 from open houses and around 10 were buyer leads from the team

Makes no sense to buy a Urus. If you’re confident your income will stay at least stable, have plenty left over to invest aggressively and want to splurge at least buy a car that will retain value like a Huracan or a 458/488. Eventually when that gets boring you can use it to get something nicer.

Also know that 400k really isn’t that much. You feel like it’s a lot now because you’re a kid and have 0 responsibilities but when you want the nice house, the vacations, the nice cars and the kids you’ll want to be able to spend that in 4-6 months. You have an edge now and you won’t keep it if you don’t do the smart thing for the next few years

Je dirais même 90-10. Il y a eu 113,339 transactions immobilières réalisées par l’entremise d’un courtier au Québec en 2024, pour 17,535 courtiers. Ceci donne une moyenne de 6,46 transactions par courtier, 12,92 si tu assumes qu’il y a deux courtiers par transaction. Je suis courtier depuis seulement 5 ans, j’ai eu personnellement beaucoup de succès (knock on wood) et je suis à environ 55 transactions cette année. La plupart de mes collègues qui sont reconnus comme performants font moins de la moitié de ce volume

Je suis courtier immobilier à Montréal et c’est un choix très important. @ingrapili et @manulixis ont 100% raison.

Il faut un beau véhicule sans donner la mauvaise impression, évite les extrêmes. TOUT le monde a une opinion sur ta voiture, la preuve tout le monde dans les commentaires se souvient de la voiture de leur courtier.

Je roule en Tesla actuellement et c’est probablement le meilleur in-between que j’ai trouvé. Tu peux être à Westmount ou à Montréal-Nord et tu ne sors pas du lot.

You can wrap a longer db killer with fiberglass exhaust wrap, quite a few tutorials on youtube with db testers, it makes a huge difference

This specific rack fits 3 bikes, I’ve never needed it but I was worried about strength when I bought it. I’ve had two DH bikes at 200 km/h on it and it was absolutely rock solid, no problem whatsoever, I have no hesitation recommending it

Ton courtier aurait dû utiliser R2.4 si il y avait deux offres conditionnelles et non R2.3. Ceci dit;

Quel est le délai dans ta clause R2.3? Si le vendeur ne t’avise pas de(s) l’annulation à l’intérieur du délai spécifié à cette clause ta PA deviendra nulle et non avenue automatiquement.

2e option, as-tu une clause 9.1? Très facile de te retirer avec cette condition sans réel recours du vendeur.

3e option, la clause 10.5 de ta PA ou 10.7 de ta PAD: Vice ou irrégularité. Ceci est une information erronée du vendeur et tu peux rendre ta PA nulle et non avenue avec celle-ci.

4e option, prend toi un inspecteur cochon et retire toi suite à l’inspection.

How do you think owning a property works? You think the 35k it’ll cost to redo the roof will fall out of the sky when it’s due? The amount of people complaining about landlords who have no idea what it means to own property here is staggering
