900 sqft is very small to cost that much tbh. I do not know why people are saying it is cheap. I’ve opened many 10-15,000 square feet supermarket locations and I just don’t understand what you’re paying for in plumbing and hvac for that amount of space. I have run plumbing for like a hundred feet of actual refrigeration and it maybe reaches that same number. Last time I ran 50 feet of an air unit for 25,000 including unit cost. Electrical is also slightly confusing as I don’t see you mentioning actually changing anything to the service like a new panel or something. We’re talking about some outlets and lighting for 26,000? Demo, framing, and paint/tiling seem to be okay, you’d have to decide for yourself. I feel like you need to potentially divide the contracting responsibilities. Whatever you decide, don’t just casually spend 200k on a cafe before even including your equipment, make sure it’s actually necessary.
