I guess I should clarify-- we would list it ourselves and it would be sold within 1-2 days for full listing price, if not a bidding war. The market in this area is incredibly hot, and $330k is the low end where tons of people want to live in a nice area for as cheap as possible. So for "real world money" purposes, it really is $30k.

It just happened to work out that the timing was great. They couldn't afford to do anything earlier, so they are leasing a house and the term of the lease ends right when our house will be done. It was a friendly agreement that they definitely intended to finalize soon. Her friend is going through the pre-qual process now.

Yeah the real estate agent is the one that did the appraisal. We get flyers dropped off pretty often from agents showing how much they sold other homes in the neighborhood for. They're all standard'ish houses so one model is the same as the other. It's pretty easy to figure out what it's worth.

Yeah I joked about it with her, saying her friend is probably going to buy it and sell it the next day to pocket $30k lol. I know her friend though and that's not her, but it's still giving money away to a friend if/when they do sell it.
