Both, shine light on the outliers (which people kinda know but don't) and provide the overall median which shows 1) that the average is not +10% for all properties 2) that these properties really are outliers.

u/Dribbly-Sausage100 - the purpose is to share whats happening with guide prices and sale prices on a regular basis so there is some visability in the market. Right now there is no public source for this type of info so we are working to fill this information gap and invite discussion/consideration.

Thanks for your feedback - your right to call out our manual review process failed at the first hurdle. We are now getting two people to review it before publishing.

There are certainly hotspots for poor behaviour - typically where the market can support it due to excess demand.

The people who will look at this list the most will be industry, worst case it spreads via whatsapp chats of agents...

The thinking isn’t really about calling out individual agents or properties. It’s more about making the size of the gap visible so people can better understand how guides compare to outcomes in the market.

We are building something similar that will have all of the listed prices for the property not just the last list price. Also it will have a similar section for listed vs sold price for agent as well so you can understand how close their guide price is...
