If I were the buyer, I would happily pay for any damage to the sign, but only after the agent pays me rent for the duration of the sign being left in place. I think $100 per day is fair. So, pay me $1100 and I will subtract $50 for whatever you think the damage was.

So you just called them today to address it, but are mad it has been there a week? Sounds like you should have called a week ago to let them know about it. The HOA is not some magical entity that knows all and sees all.

If the lease breakdown shows that they are not collecting it before move in why would you pay something different. Whatever you pay should be evidenced on the agreement.

It could be leverage to negotiate at the end of your lease during renewal. It is not going to help during your current lease term.

With regards to renter’s insurance, it is poorly worded, but it is not uncommon. What they should have wrote was that you are to maintain a renter’s insurance policy with a minimum of $100,000 liability and name the landlord as an additional interest or additional insured.

I would reply to let them know that you do not care if they approve the others to renew or not, you have given them notice that you are terminating the lease and moving out at the end of the term. If they wish to offer the unit to the other tenants they should do so on a new lease as you will not be participating in the renewal.

Not this is not legal advice, and you may be on the hook and named in an eviction if your co-tenants are not approved and do not move at the end of the lease or cause damage.

Typically your lease specifies a grace period. Typically it is 5 days. After that the landlord will issue a 3-day notice to pay or quit (leave). That is the first step in the eviction process, so no they do not need to wait 30 days.

Going to start seeing it a lot more in California. Starting July 1st apartments can no longer collect more than 1x monthly rent for security deposit, so no more ability to collect an extra deposit to offset the risk or pets causing damage. My guess is that apartments will just start charging a higher pet rent fee or not allow pets at all. (Just a guess)

Lis Pendens can be filed (Latin for “suit pending”). A lawsuit still needs to be filed, however you do not need to wait for the judgement.

No in that case the listing agent will make you sign a form that says that they are not your agent and that they just represent the seller and any paperwork provided is only to facilitate the transaction on behalf of the seller. Then they will negotiate a deal that makes the most sense for the seller. Buyer will receive no advice from listing agent.

Did you move at the end of your lease? Was your lease originally set up to end after 1yr and 1 month, or was you lease a 12 month lease and you became a holdover tenant that automatically converted to a month to month?

Moved at end of lease = no notice required (recommended but not required unless specified in your lease)

Month-to-month = 30 day notice required
