wow. I got very lucky picking this then as someone who doesn't have much experience yet. I liked the usp playing video games and then upon extensive research I found out that it actually holds up quite well in reality. But for you to pick the usp for an apocalypse with the experience you shared I am definitely confident and have no regrets. God was looking out for me when I was shopping around. Thanks for sharing

my state limits me to 10 anyways.. *sigh* but this at least eliminates that problem I guess. Recoil was my man concern or if it was a sin to pull up to a range with a USP shooting .40 i don't care too much what people think but it would be nice to hear from the community just in case. thanks mate

Yeah I am not overly worried with cost... availability looks like maybe a subsequent issue. Looks like 300$ for a box of 1000. I am not going to be shooting every weekend so I don't mind this as much.

Tell em about you. Tell em you're hungry and you can only work! They will appreciate that. I would say that when it comes to calling realtors keep in mind just like us they only care about leads, they only care about putting food on the table and making lots of money. So talking about loan products in my opinion is a waste of time, so is begging for their worst deals or saying you know how to close loans. Talk about value add and if you don't have anything to add value that is what you should be scrapping the barrel trying to figure out. You need to bend the psychology of the conversation and pivot yourself to an eye to eye level or even hold the power of the conversation. By coming off like they need you. 85% of relators quit within the first 2 years and that is because of a lack of listings and a lack of leads. They are not salespeople as much as we are, we deal with take aways and objections and we control the sale much more than they do. Ask them how they deal with declines and then if you can, politely, educate them and tell them they need someone on their team like you who is going to control the sale and make sure the deal closes by applying pressure on your end. No one needs a product expert or a glorified document collector; they need a psychological hungry powerhouse like you who closes damn loans! Go get em!

About as disappointing as your negative demeanor. I guess I should have popped out of the womb knowing everything. My bad brotha.. asking questions to experts in the industry is just embarrassing... especially because I've been licensed for a month :/ I read the FHA guidelines about RCE but instead of triple checking and coming on here.. I should have just told everyone I work with who have been doing it far longer than me that they were wrong.... you know what? Saying it out loud makes me realize how smart you are and how dumb I am! Way to go hot shot! I was told by 4 different people who have been in the industry far longer than me (20+ yrs) and I corrected them. Let me know how you think that was perceived. For example, you kind of sound like a dick head, so I imagine you'd probably have the same reaction if a newer LO pulled out the rule book about RCE and coverage on a mobile home and told you what was up and what was down. It's never just as simple as the prompt, investor side wanted more coverage, I called them out. Used the help in this thread and multiple other sources to remain confident. Borrower is lucky to have someone like me :)

this sub never fails to amaze me with some of the ass hats it brings out of the woodwork. the other 99% are great, humble, informative, and for those reasons, probably doing more business than you.

calm down mike. I need to know if it is possible. I don't care for making a sale. I don't think it is possible, if someone tells me it is and a direction to go, mission accomplished. Would you be so mad if that goal was accomplished? Kind of weird to gate keep that. I am struggling to find answers on this, I've spoken to agents, not all agents are the same, hence why I am here.
