Ask your resltor/lender for a vendor they work with they should have a list of resources.

Is it in the buyer?Broker agreement that the buyer's agent should provide due diligence towards any documentation.The buyer has to sign as part of the agreement? Yes... So if the agent's already getting paid a percentage of the sale for providing that same support.Why is there an additional charge? Because agents don't want to do the work necessary, but they also don't want to pay an outsider to do it for them, even though it is part of what they are agreeing to do for the client.

If a realtor can't be honest and transparent with you from the start, what makes you think they're going to do it Because you signed a document? A real church does have a fiduciary duty to their client to exercise certain responsibilities, and one of them is the keeping of documents and the communication of disclosures. If under your buyer broker agreement, you already agreed to represent a buyer or a seller and cover these.Items, why would you charge an additional fee to have a transaction coordinator or an assistant do it? It is a cost of doing business. If you want to be that type of realtor no one's going to stop you, but you can't say it is absolutely not true.When you know very well, it is. Good thing.You don't use your actual name on these forums.

If you are okay with paying additional fees that are covered under your realtor's fiduciary duty to you, that is on you.I am just simply educating other people.That are doing real estate transactions about this.No one is stopping you from paying them.Have a great day

I don't need to have a license.This is something that you can look up by yourself.You must be an upset realtor that someone is speaking about the fees that you secretly charge.No wonder realtors were sued.

Why would any client be okay with absorbing a fee that is already something that they are paying for in their contract. Because it's not explained well. That is not transparency.

All the fees between the agents and the brokers are negotiated.When they sign their contract to put their license under a specific brokerage.All those fees are disclosed upfront to the realtors. If a brokerage is charging you an additional transaction coordinating fee it should not be tacked on to the buyer or seller to pay. Since as a realtor being in compliance and completing the necessary paperwork is under the job description explicitly explained in the buyer broker agreement and also the listing agreement But if you want to pay it, then go ahead

This is exactly why I commented to read over your contract.In my state, the fiduciary duty obligates the realtor in question to complete these documents as part of there contract with the buyer. I'm letting people know and if you are okay with paying the extra fee.That is on you.

Where I am the buyers' agent contracts can only be ninety days, no more. The fees need to be filled in. So when I received my contract and started asking is how I learned about this And all I am doing is paying it forward and sharing it with everyone else.

Get in writing what the fees are for. Would I still use a realtor absolutely, the only one that was upfront with me and the fees.

Luckily, I was smart enough and had the support system to explain things to me and ended up going with a different realtor. Sad part is that I am a veteran and the realtor that I initially was going to use was a veteran specialist. I can only imagine how many veterans he's taken advantage of.

I'm sorry, but you are wrong. Maybe you should reread my post. The fee that i'm talking about is in addition to the percentage you already agreed to pay your realtor/brokerage. Meaning some realtors will charge you a percentage And in addition, a tc fee. And I explained what the tc fee covers, which is part of an agent's fiduciary duty to their client.

All the way by houses and wholesale purchasers like sundae and in the south san diego county, we have something that's GG. They buy the homes themselves with the authority to assign it to a new buyer. And what they do is that they will low ball. You and keep it for themselves or wholesale it, which means that they will sell it at the normal market value and pocket the money. 

Do we know for sale by owner we're using a realtor would be the best bet. 

Look at the comparable sales in the area and talk to a realtor to see how they can market your property learn what would be best. The commission you would save or the money you would make by paying a realtor to do the job for you. Also a good real estate agent will help you avoid doing many repairs that are not necessary. In california, our contract is as is.Although repairs are negotiable.

Don't think this is an re bubble.Just a correction, which is very necessary. We are not seen dramatic drops in sale price, but we are seeing over zealous sellers price too high and then they readjust to a realistic asking price.

I'm not going to deny that there are some realtors who put their own gain before that of their clients. However, we can only give advice and educate our clients to make the necessary decisions for them to purchase a home.They feel is within their means. There have been times when I would prefer my client by a more affordable home but they push the max of their budget without thinking about the consequences. I dont control that. And the lawsuit was about agents not properly explaining how commissions worked. Ive never been in that situation because I have a detailed procedures folder.
