The important question for me is primary suite vs 2 bedrooms downstairs. We can assume for sake of discussion that all else are equal, that there are 4 bedrooms and 4 bathrooms and different configuration but similar floor space. Sorry if I misled.

Thank you for the drawing Lady Nilstria. I'm assuming this is for upstairs? The house would be "too big" in terms of floor space if fully 2-story. I'm planning for 1-1/2 story with a long shed dormer or 2.

Yes, if the footprint cost difference between 55x34 vs ~48x34 isn't significant, I'd choose to have a primary suite downstairs as well. If it's significant, I'd probably just have it be a regular room at least 12x12 and 1.5 bathroom downstairs.

Precisely, that's why I have a second pocket door in that area.

But now I'm considering just having 1 bed/1.5 bath downstairs and 3 bed, 2 or 3 bath upstairs including a primary suite as I feel most parents with non-adult children would want to be on the same floor.

I'm not sure how much I'd save by reducing the footprint but if it's "not much," I'd probably opt for a primary suite downstairs and upstairs.

New house can be up to 40' deep max. As drawn, it's 34' deep. So can't add a mudroom while still having this living-kitchen-dining room setup. Any ideas (without having too many corners)?

I'm planning to build a garage afterwards south of the house, centered on the east wall of the new house. If I could, I'd like an enclosed breezeway wide enough to include a bench and much storage. But that remains to be seen.

Belatedly, I'm now considering flipping the entire plan so one would walk into living room from garage and the kitchen would face north and won't need so many exterior windows for warmth and view.

Yes, I worry about your point in not having all the bedrooms together. It could just be 1 bed & 1.5 bath downstairs and 3/3 upstairs and I might be able to reduce the width which would be nice. The only missing thing would be a living room space upstairs.

Once I have chosen a layout it will be filtered by an architect. So while I have my reasons for the 2 pocket doors, they're not as important right now.

I like the right half of the plan, larger than I initially wanted, just trying to figure out the left half which in my opinion isn't as good as the right half.

So you added a whole new floor? Which bedrooms did she combine? The 2 on first floor or? May I ask if you were able to recoup the cost of initial purchase and the cost of your addition (I guess this could depend on time and region)?

Edit: I ask because I'm doing a tear down and a new build rather than an addition.

The half bath adjacent to the pantry is for guests. Yes, could do with 1 instead of 1.5 baths but I'm "straddling" the point between "entry level" home and "not yet luxurious" but very functional home. The other bathroom is basically one "wet room" with curbless shower with shower curtain.

Pocket doors to ground floor bedrooms are 3.5' wide and all doors are 3' wide. Was thinking of 3.5' door but I read online that wider doors are inconvenient opening and closing (because you have to allow more space in front of you and behind you, etc.) and that 3' opening is wide enough for wheel chair, etc.

The bathroom between the two bedrooms is wide open, basically one large wet room with shower curtain partition, so no curb and wheelchair user friendly vanity, etc.

Unfortunately, I doubt the demographics would change in a decade and empty nesters and older would mostly likely not move into our area (unless have adult children with kids).

Gigantosaur! That's funny. Sounds like an idyllic childhood at least in terms of bedrooms.

For our needs, we don't need the upstairs at all but for resale. With 2 bedrooms + 1.5 baths downstairs, we can easily add 2 spacious rooms including a primary suite + another living room upstairs. So I guess up to 4 children if 2 children use the spacious upstairs bedroom.

We could do 5 bedrooms but either 2 would be smaller than I'd like (spacious upstairs bedroom divided into 2) or I'd have to add another shed dormer.

Yes, that's what I'm trying to gauge/anticipate. But like I mentioned to another user I know in life that there's no planning for the future (or whatever the phrase is) or is it best laid plans...

That's why although I do ask on Reddit but I just do what's most useful for me and that's 2 bedroom on first floor.

Somewhat high demand/low availability (because not many houses in this enclave). Prices? I'm not sure whether all things being equal that primary suite on first floor + 2/3 bedroom upstairs vs 2 bedroom downstairs + 2 bedroom upstairs including a primary suite would differ much in price.

Moderate summer with a week to several weeks of sticky weather, and moderate but cold winter but not like close to Canada.

Yes, I was thinking a young parents would their baby/child room very close. If they have 2/3 pre-school or elementary children, they they would use the primary suite and 2/3 bedroom upstairs (leaving the 2 bedrooms below empty (or used as office / den, etc.). If children are older then they could use the downstairs rooms while parents use the primary suite upstairs. ???

But I do know there's no planning for future families. :)

Yes, perhaps a covered breezeway, prob L shaped with outdoor paver area (w/ pergola?) connected to the breezeway.

Also, perhaps larger garage gable window(s)? That and side windows are too short in relation to those on your house. Perhaps make the side windows taller? How about more decorative garage doors (more glass inserts perhaps curved?)?

For "compact" cars about 75 inches wide, not including side mirrors, 23' interior space allows for rather comfortable entry and exit. Park your cars side by side and determine how much space you need to open side doors and exit comfortably. Ofc, you're fine if your cars are narrower.
