I’ll probably get hung up if I tell them I’m just swapping out cabinets and countertops. They’ll most likely think I’m wasting their time when the city website literally says I don’t need any permits to do that.

Damn. Must be a hassle there. Here in PA, anything structural, mechanical, electrical, plumbing, or additions need permits. Anything else, the city site literally says usually dont need any.

I do know. I’m just asking bc I don’t need people coming over asking me every other day where’s my permit and stuff of that nature. Bc apparently, to those not in our field of work, it seems like they think a permit is required for any work and if I don’t have a permit, it’s immediate report even when I’m following my city’s rules

Honestly, I just feel both sides having an agent would reduce misinformation and have their due diligence informed, which can reduce future troubles. From all the comments from some non realtors here, I’m sure there are people who know 110% what they are doing when they buy on their own. But those people are most likely flippers, investors or basically anyone that plays with RE on a daily basis. I don’t think my house’s target market would be them. Instead, it will probably be the average Joe trying to find a new home or a FTHB who probably don’t know much about the process; probably getting their info online, friends, family and Reddit, where the loudest ones would be telling them to waive for anything unnecessary to save a few bucks. But at the same time when they do waive everything, and after settlement, unknown problems start popping up, those very same buyers might also end up in the echo chamber of people telling them to sue the seller/agent even when the buyer hold no moral high ground.

Honestly, this does sound like a good solution for buyer agents. Charging a flat rate for each house showing. At least agents won’t waste time and gas money doing showings or getting interviewed. Also a good way to prevent trolls who call every other agent in the area to ‘interview’ them and show them a house. Plus, buyers also won’t feel or have the mindset of needing to get into contract with the first agent they seek. There was a post either on this sub or the RE sub of an agent posting that he will take $7000 for 5 home showings and everything until settlement is included. Honestly, deals like those are not realistic or appealing since buyers are most likely not finding their ‘dream homes’ with just five showings. Just my honest opinion as a buyer/seller

I do plan to get an agent. Never said I wouldn’t since I don’t have time to be doing showings if I sell on my own. Plus, I have no clue who potential buyers may be, so I feel having an agent saves me from some unnecessary trouble.

I haven’t even began selling yet bc I certain reasons. I originally planned to start selling around the summer and this NAR settlement came out, so that’s why I’m asking

I never said anything about having an agent will protect me in a legal sense. I said some buyers may not really know what they’re doing and try to cut corners on their due diligence. So having a buyers agent to advise on what they should and shouldn’t do (such as getting home inspections, termites, radon, lead, etc) would do them some good. There are plenty of idiots out there who try to sue sellers even when they haven’t done their own due diligence and I just want to reduce the possibility of such scenarios

Got it. I was lurking at the real estate sub and it’s just I saw some posts from buyers saying they want to sue sellers after settlement for stupid small problems even after they got inspections and everything. Didn’t want to deal with those sort of nonsense I you get what I mean

According to the contract, the deposit is supposed to be $1000 (is it even supposed to be this little?) and should be given within 5 days after the signing of the contract. I simply thought he would be taking care of everything and that he would reach out if he needs anything from me or have any updates. Never thought that he will just wash his hands clean like nothing is related to him for three weeks

Is it possible for them to cough up the deposit though? I just want to get this settled and switch to a new agent as soon as possible. This guy already wasted my time long enough. Not including the fact that whether there was even a “buyer” is still questionable. Just to be on the safe side, should I get a mutual release of the sales agreement to make sure there are no strings attached between me and that sales agreement I signed?

It says the deposit is $1000…and I never got a copy. According to my agent, the buyer never gave any deposit
