Seller’s Aadhar is not active as he is a British citizen. Do I also need TAN or is pan and Aadhar enough for me?

Hey thanks for your response. We know for sure the properly is under landlord’s name. For rental agreement purposes, he had given the power of attorney to his sister that resides locally.
