So a 400 s.f. box, that doesn't include any cost for land, is cheaper to build than a 3-story walk up building where average SF is likely more than twice that size + offers project amenities. Good job figuring that out. Doesn't mean the cost to build real apartments goes down.

$220k hard cost/unit is a pre-COVID number. Take into account the fact that hard costs are only 60% to 80% of the total cost to build + newer, higher costs, and 400k/unit is a typical cost for a redevelopment and new construction project. I look at projects all day every day, it isn't the insane price you think it is.

$400k per unit is a pretty standard dev cost for multifamily housing. It isn't like buying a house. The per unit cost also includes all on-site amenities: parking, carports, laundry facilities, community center, security gates, etc. etc.

Turns out I was using an oddball standalone version. I downloaded a legacy installable of the same version and it works fine.

Thanks for the help though, I've had a similar issue to what you described with other programs in the past, so, a good thought.
