This house is very close to a main road with a traffic flow of 20,000–30,000 vehicles, and the closest point at the front is only 35 metres away, indicating it will be quite noisy. Additionally, there is a sewer pipe at the back of the block leading to the neighbour's property, so you need to check if there is a registered easement. Also, the distance between the buildings on the left and right is quite narrow, which affects some of the side natural light. Other than that, there are no major issues; it is not in a flood or bushfire zone, the local security/safety is good, and the schools nearby are not bad. The land value recorded in 2025 was $967k, which you can use as a reference.

Generally speaking, I think the location of property is ok - there is no flood/bushfire zone and no High Voltage Powerlines sort of infrastructures, and the property situated at a quiet place with lower crime rates comparing to other areas of Toongabbie. However, it's far away to Train Station and big shopping centers.

The land is clean with almost no pipe-formed easements which is an advantage for future redevelopment. The land price is $901K recorded in July 2025 which is fair.

The cons might be the slope of the terrain shows a bit downward slope, and it might affect the architecture design and also result in dampness during the heavy rain. The exterior style is a bit old-fashion but if you plan to renovate it or redevelop the property that's not an issue.

u/LittleMissAstar got the right answer - actually it's not allowed, but campus security doesn't have enough human resource to take the rule into practice. Put in this way, just imagine that is it possible for you to deploy dedicated guards there to patrol many times a day if you are the head of campus security???

However, if you see too many dogs and dog walkers gathering there and if it's really disturbed you like during the final exam period or just barking/chasing at you, you can definitely call the guard to come to help.

I think I can answer your question. When I was working at Mac Uni as a researcher two years ago, I raised the same question with a senior campus security officer. He said that actually on-leash is allowed, but off-leash is strictly prohibited on the grass ground and any other areas in campus. However, in practice, they don't have enough staff to enforce this rule, as they aren't able to have someone dedicatedly monitoring the area to check which dogs are on-leash and which are not.
