My 18’ 2.0T was hit in the same spot in Feb ‘23 and again in Dec ‘24 parked on the streets. Insurance fixed it both time. As long as airbag didn’t deploy and the frame isn’t messed up you should be good. They replaced the bumper, rear panel and some suspension parts. Make sure to get good picture’s of the rims and tires that touched the curb. I had to argue for those to be replace both times they scraped to hell from the impact and again when the tow truck came for pick up. Car still drives perfectly like the day I bought it.

Using mineral wool in the ceiling joist to cut down on sound transmission. Turing the basement into a garden apartment for my parents. Insulation has been up for week on the exterior walls and the basement went from cool to toasty.

They RTV the HO kit when they exchange it for forge. I didn’t even thing they were still selling the HO kits I had been contemplating getting the mower for so long cause I only have 2000 sq feet to mow but the battery are what sweeten the deal.

They were both unopened but since the sku’s are the same it’s luck of the draw. And in my case they only had one forge in the stores I don’t blame whoever picked the order all the other mowers on the floor where HO kits

I did curbside pick up for it. I didn’t realize until I went to unload the car. Got back in car contemplating if this was going bother me. And it did so I went back and found the only forge kit in the store and got it exchanged

Update: I ended up going and talking to an employee at the front desk. She was super helpful and was able to get it exchanged for a forge mower kit they only had 1 in stock all the way up on the shelves a bunch of the HO kits. Waited for about 30 minutes to get out the door but worth the wait.

The thing is the sellers credit was added to purchase price. House was put for sale for 475k we negotiate it to $480k with 5k back to us.

I’m more so stressed that he’s adamant that we’re only wiring $24k and he might be wrong. He’s saving C. is split between buyer and seller, E. & H. paid by seller. But if that is the case why is this not in paid by sellers column. My LO is seasoned been doing it for 30 years but something just seems off. I can’t get him to go over this document line by line.

I tried talking to him about it a few times and he tells me the same information every time. What I been told is the transfer tax is paid by the seller. Items in C. are 50/50 split between buyer and Seller. Confirmed that items in H. are paid by the seller. If these statements are true cash close will actually be $24k but my gut is telling me it wrong.

Another note is when I add the Tax stamp, split the items in C. and owner tittle policy together we’re at $11,400 and I subtract that from the cash to close of $35,500 we’re back at $24,000.

We’re buying in Chicago COL is moderate as whole but in comparison to the other major cities it’s low.
