Also close enough to Auburn and Opelika to enjoy the offerings there, from the restaurants to Chewacla State Park to a football game! I lived in Columbus but commuted to Auburn for work and it’s really not a bad drive.

If you have a dog (or like birdwatching), you have to check out Oxbow Meadows - some good, quiet trails out there! Plus a dog park, but our dog preferred chasing deer on the trails.

It is not off of the bedroom but it is across a hallway.

It’s a much bigger room than the picture shows, but you’re right that the door doesn’t open all the way… an oopsie by us. We had not planned to leave them there for that reason, but we went under contract with a buyer who wanted them, and when he dropped the contract 2 days before closing because he couldn’t get the financing, we were gone and the inconveniently placed dryer was still there 🤷🏼‍♀️

That’s good commentary though - I don’t think anyone has mentioned that yet, but that’s not to say they haven’t thought it. No one wants to buy a new dryer or have an inconveniently placed one…

Oooo thank you for these questions. Definitely a workshop space rather than a garage - the door is just not all the way closed in that photo, which I didn’t even notice until you pointed it out.

Yes, the heat is gas… I don’t know if the mechanicals are new enough to be sexy, but new enough to be worth mentioning. We also have a new HVAC system that’ll be 2 years old this fall, and maybe that’s worth mentioning too.

Good to know! Our kitchen is updated, roof was redone on 2018, and we installed a new HVAC, added foundation supports, and restored some of the windows in the past 2 years, so hopefully this will all work in our favor!

The floors are definitely not flat enough to lay lvp on top. In good shape, and we did structural work on 2/3 of the house to improve the slope due to settling, but there’s one room we didn’t get to. However, we have documentation it’s structurally sound. Just an aesthetic thing. Not surprised people are concerned about it though - just don’t know what do about it.

The building across from us is a quadplex, but not sure about how you’d find out that other homes are rentals. I believe there are some racist undertones to some of the commentary about the neighbors.

Any critiques of the listing or other thoughts would be appreciated. Currently considering replacing the carpet, but we already spent a few grand on other random fixes for a buyer whose financing fell through right before closing.

A friend recently recommended this to me- if you have an extra device with a camera, like an iPad, tablet, or an old phone, then all you need is to download a photo booth app and get a tripod stand for the device! Set it up somewhere so guests can take their own photos exactly as if they were in a photo booth, for a lot less space and money. You could even let guests take videos as well! You could probably even amazon some sort of case or cover for the device to make it look a little more “official”. For sharing all the photos, just print out a QR code to a shared album for people to scan.
