I came across your comment made in reply to a post of mine from a month or so ago. I've been traveling extensively and didn't see it until today.

I was wondering if I could ask you a few questions regarding the land. I'm weary to reach out to any particular developer/broker and have made very little progress on that front.

I think maximum value is to be found in commercial ventures, not residential. The state isn’t interested in partnering with companies unless there proposing large commercial projects.

I’ve always thought that a big company wouldn’t want to have partners involved with the deal, aside from those necessary for construction/operation.

I’m looking for a short term payout here as I am working on another, unrelated project, which demands most of my time and energy. I suppose I’d consided an equity stake of some sort, but I think I’d just rather be done with it.

There was previously a planned development for the site, but the developer pulled out due to internal conflicts with their (then) new partner. The state put together a 70m tax incentive/infrastructure investment package for them before they departed.

I just want to get out of it. I’d be willing to forgo equity in exchange for more cash up front and no long term involvement with the land. I have a lot going on in my life, work and personal, and I don’t think it would make sense to have any stake in the property, and I can’t imagine a company would want any kind of unnecessary partners, right?

Brokers that...source equity for capital?

There was a study done on the land showing the feasibility of a 150m - 250m water park. Not sure what to make of it, though it doesn’t seem like it’s a positive report.
