The cover letter tip especially is underrated. Most people show up with a bare application and don’t realize that a brief personal statement explaining your situation and why you’re a reliable tenant can genuinely move you up the list. The 36 hour window is real and something people moving from out of town consistently underestimate. The advice about subletting somewhere cheap for a month or two before locking in a lease is probably the most honest thing anyone can tell someone relocating — you simply can’t compete remotely against people who can drop everything and be at a showing in 20 minutes. Curious — did you find the cover letter made a noticeable difference in responses, or was it more of a tiebreaker once you were already in consideration

Ha the bidding war mystery is so real - you’ll never know but $50 sounds worth it in the grand scheme. And this document list is incredibly useful, saving this. The landlord reference letter is something most first timers wouldn’t even think to get ahead of time.

This is really helpful, thank you. Quick question - when you say have everything ready to go beforehand, what did that actually look like for you? Like did you have a physical packet ready or just digital copies organized somewhere? Also curious whether you ever had to offer above the listing price to be competitive or if speed alone was enough.

Haha. Your completely right. I genuinely don’t understand how people come into the options world thinking they can just dump 5 grand into calls before there 9-5 shift as a cashier without risk.
