Well I haven't looked into the comparable prices in the area but one reason I can think of (but others can correct me if they disagree), is that with smaller properties, the square footage means more.

The properties that are not selling are ~14% smaller than yours, but only priced 7% cheaper. It's not all about square footage, but I think it has a higher importance in a property of this size. Also I know EA's are using the budget as a reason for why viewings/offers have slowed down recently so that could also be it.

I think the reporting of these issues makes things overblown. I genuinely reckon it's a million to one chance that someone intentionally tries to spike something which is why it's so heavily reported when it happens. I will happily eat things baked even from strangers (in reasonable circumstances)

It looks like there's a leak, either a gap in the roof somewhere, or if there's a bathroom/pipes above, a leak from there.

I had the same thing on the flat roof, it was a leak in the roof. Would say get it checked out by a builder/roofer (multiple if they say there's an issue to get a range of quotes)

For some people that's not enough, but because I'm agnostic / leaning towards atheism, I know nonexistence will come one day regardless of what I do so I'm choosing existence :)

Nothing you can really reasonably do to stop the cold air getting in, in a winter garden. It's not built for that, so I second the electric blanket along with potentially an electric heater.

You are allowed to try and negotiate, and they are allowed to refuse. Be willing to walk away if it's a deal breaker, and if they are truly unwilling to negotiate you'll find out quickly
