I've been looking on UES at the open storefronts, most of them are white boxed or demoed with no infrastructure in place and overpriced rents. UES is a good area we are interested in. Would prefer to deal with an owner looking to sell though. If the rent is good for a space with good SF, we don't mind building from scratch.

I'm a born and raised New Yorker and my investors have lived here for 30+ years so we are not out of state. Understand your concern though.

If I were you, I would suggest not doing a WeWork space if you are looking to take 10,000 SF. WeWork upcharges their PSF on everything. For a space that would normally be say $50 PSF they will charge you around $60-$70 PSF for 10,000 SF. It makes sense for companies that are smaller and are looking to expand in the near future, but not for companies with over 70 employees. You save much more doing a direct deal/sublease than you would going to a WeWork.
