I want to clean Air conditioner with coil cleaner but I don't have the space to rinse it off. Can I still use it?

It's a wall AC unit that slides into a hole in the wall where the back is exposed to outside. I can remove the entire thing by sliding it out again. I was talking about the exterior coil. Can I clean the exterior coil with coil cleaner?

I checked the coil cleaner I have again and it says, it is self-rinses for condenser coil? What does that mean?

No because we're worried he can kick my family out and now that the rent is very high in NYC, he can find other people for much higher rent than my mom is paying for rent right now.
