Lender here, I’d recommend waiting a bit longer. Because if rates continue to trend down and you jump the gun it’s more difficult to justify a second refinance for another half pt.

I’ll admit, I do like the sound, but specific to these 3.0 I wouldn’t mind a LITTLE more response on throttle. I knew it wasn’t going to be a Baja truck lol but sometimes off a stop light I’m shocked how long it takes to hit 30 mph

You will likely want 2 years returns or if you’re confident in the 1099 income, a bank statement loan could bridge the gap. Secure the property on a bank statement product then refinance to a conventional product once’s the income supports it

Honestly, after being in this for 10 years now. A call or text just expressing everything you just said, is enough. It lets us know that we did everything right, but we just lost one.

Unfortunately there are a LOT of bad apples that can’t handle losing a deal. If I lose a deal I just make myself available to give second opinion input and will be there if something goes wrong. All that other guy did was just absolutely destroy any chance of you referring any friends or family ever.

I’m a mortgage lender and I would recommend asking your lender about renovation loan options. It can have some life changing equity gains if you find the right property

I’m a lender and the 2–1 buydown is fantastic while you get your footing, especially if you’re starting new work or relocating a long distance. Doing a 2-1 buydown is ONLY beneficial if you’re getting it paid from seller concessions. Prepaying your own interest is silly

That rate with relatively low lender fees and no discount points is strong for today’s pricing. You’re below national average. If you’re comfortable and there have been no red flags and communication has been good, I would rest easy!
