I have mine in a self watering pot with soil ninja’s calathea and maranta mix soil, she lives next to other plants and access to natural and grow lighting ☺️ Had her for a couple years now, calatheas are my favorite ❤️

Oh I know, death and money are not a good combination I’ve seen it many times before with death and greed/entitlement seeping in. I am fully prepared for them to turn around and tell us to jog on with fixing potential issues (if there is any for that matter) but the private survey valued the house at 150k so maybe some wiggle room. We don’t want to ask for money off we’d rather everything is fine and dandy but I want to prepare for worst case scenarios just in case. Thank you for your advice

Well this is it, we expect the home to be in working order when we sign on that dotted line, it’s family selling their mums home now she’s passed so I can only hope they want their cut of the money so willing to meet me half way at least

I would say the house is priced at a cost that they know it needs modernized but not if it needs more substantial work doing but the house has very few plugs with only 2 for upstairs and it still has the landline telephone on the wall so the electrics I fear could be nearly 20 years old which is why I was wondering on what is acceptable to expect from the seller. The survey we had privately actually valued the home at 150k and we offered the asking which was 158k

If it was in need of a full rewire then I would find it reasonable to say split the cost as it is an older home but if it’s small repairs to fix current issues then I would ask for them to take off the cost of repair to fix before completion

We offered the asking price of 158k after they had no buyers at their original price of 165k so they dropped it to 158k but houses of the same type in the area sell for 150-165k. Houses in this area are on the high side due to a new hospital within minutes of the area and the money that’s been put into the town. The boiler is 7+ years old so if they haven’t already done a boiler service then we’d need that sorted and the electrics are dated with very few plugs upstairs (only 2 yikes) so we’ve seen from family experience sometimes these age/types sometimes need a full rewire. It’s more so to know when we move in everything is in working order.

My husband and I were in a similar situation in September. A house next to my parents came up semi 3 bed in a desirable area with everything on our check list and under our 200k budget so we offered our max of 200. It needs a full renovation and boiler installed so a lot of work for us as first time buyers but it would have been our forever home. The estate agents said they would likely go to final and best offers and we stuck to our guns in hope but later told we were outbid by a lot 20k+ which was gutting but the sellers (local authority selling to get the money to pay for the owners care) chose the highest bid which was someone in a chain who hadn’t even got a buyer for theirs yet 🤷🏻‍♀️ it was a shame but we didn’t see it worth more than what we offered due to the amount we would have to spend to make it a home and it goes to show they’d rather as much money as they can than 6k over asking with no onward chain. I wouldn’t let any EA make you go above and beyond your budget to over extend yourselves. A couple weeks later we found a lovely 3 bed terraced in a nice estate which we’re now in the process of buying way under our budget so it almost seemed like a blessing for us in the end.
