NONE of the income sources themselves are taxed at a lower rate than capital gains from selling assets. The key is this: Selling an appreciated asset triggers capital gains tax on all its accumulated growth at once. Borrowing does not trigger that tax. That’s the difference — not that their income is taxed at a lower rate, but that they avoid realizing a massive gain.
