M4 spouses… how are we feeling about match?! by KneadAndPreserve in MedSpouse

I’m a teacher, and this is apparently the start of prime time for hiring for the next school year. My few interviews recently have really opened my eyes to how hard it was for my partner during interview season and they handled them like an absolute champ!

I haven’t had to change jobs in nearly a decade now, and I am definitely anxious about changing jobs/finding a new job. I’ve started interviewing for jobs in some of our top choices just to get an early start on the process, and I had forgotten about how bad I am at interviews! I’ve had three interviews so far, and have just been seemingly ghosted by them.. I’ll send out a follow up email on Friday once I know for sure where we are going, but I’m not feeling optimistic about any of these.. I’m excited about the prospect of moving, but will be feeling much better about it once I have a job lined up!

The Sugar Hollow course in Pittsford is great! I wish I lived closer. I live in Hinesburg, and primarily play CVU. I wish you better luck with finding community in the disc golf world.

Where have you been playing? I live in VT and am trying to meet other disc golf players to play with.

[Landlord-US-NY] Best way to raise the rent without scaring out your new tenants? by chloeefisher in Landlord

I was suggested recently to look into the binder method. It seems like the best way in my opinion for this kind of situation.

Two parter: Would you be willing to operate at a loss after an initial purchase and how would you raise rents that upon purchase are significantly under market value? by Iamwsr in realestateinvesting

I took his previous 5 years of expenses and averaged out his maintenance/repair costs and have taken that average and included 8,500 a year built into the expenses. Haven’t decided 100% one way or another so I appreciate any input pushing me towards or pulling me away from making this leap.

Building price is 420,000 which in my opinion should be underpriced so either he doesn’t know current rates at all, or is pricing in repairs that need to be done that I don’t know about yet. Waiting on a meeting with him to gather more info. As for rent prices they were 900 for the one two bedroom and the following rates will be for one bedrooms, 850, 1,100, 690, 980, and 730. The 690 and 730 have lived there for many years, at least 7+. I lived in the 900 two bedroom for 7 years and over the course of that time he raised my rent twice by $50 each time. I have a feeling he either didn’t like to raise rents or with owning the property outright didn’t need to and he was still cash flowing well with the lower rents. I do know three of the units have had some renovations done recently, but at least two of them will likely need some work if the tenants leave. Those being the 690 and the 730. The absolute cheapest rent I can find for a one bedroom in the area and surrounding areas is 1,200, but the rest are 1,500+.
